O capital imobiliário e a produção de espaços diferenciados no Rio de Janeiro: o Grajaú.

Resumo

O objetivo deste trabalho é contribuir para o conhecimento do papel do capital imobiliário enquanto agente modelador do espaço urbano do Rio de Janeiro. Paralelamente a isso procura-se também contribuir para o conhecimento da origem do capital imobiliário nesta cidade.

A escolha do Grajaú para este estudo deveu-se a características próprias da formação deste bairro e do período em que ela ocorreu. Por um lado, o Grajaú é fruto exclusivamente da atuação do capital imobiliário, não havendo interferido na sua formação nem o Estado nem outras frações do capital. Por outro lado, o Grajaú surgiu num período em que simultaneamente a população e a malha urbana do Rio de Janeiro sofreram um grande crescimento e em que o capital imobiliário surgiu e cresceu em importância.

Para que esta pesquisa pudesse contribuir para o conhecimento das origens do capital imobiliário no Rio de Janeiro, o estudo da atuação deste capital no local foi acompanhado pelo estudo do perfil das empresas que nele atuaram.

Como resultado, verificou-se que o Grajaú apresenta diferenciações internas inerentes ao próprio processo de sua produção, podendo-se destacar que houve coerência entre o perfil das empresas que nele atuaram com o resultado de sua atuação no espaço.

The aim of this work is to help in the identification of the estate capital role as a forming agent of the urban space in Rio de Janeiro.

The choice of Grajaú for such a research is due to the particular characteristics of this section formation and of the period wherein it took place. In one hand, Grajaú is solely a result of the estate capital actuation, and neither the state nor fractions of capital have interfered in the formation thereof. On the other hand, Grajaú has appeared in a period wherein both the population and the urban net of Rio de Janeiro were highly increasing, and wherein estate capital has bloomed and grown in importance.

In order that the present research could also help in the knowledge of the estate capital origins in Rio de Janeiro, the study of such capital actuation in the site was made along with the study of the profile of the enterprises actuating therein.

As a result, it was verified that Grajaú presents inner differences which cannot be separated from the process of growth, and it may be pointed out a coherence between the profile of the actuating enterprises and the outcome of their actuation in the site.
